Coastal ground, flooding and older lots
Land near the Gulf is low, and parts of Hudson sit in flood zones. Storm surge and heavy rain have flooded some streets in recent seasons, and lots can hold water for days. Soil is sandy near the surface, with a high water table in many spots and limestone farther down.
Salt air reaches inland farther than many people expect, so plant choice matters for lots close to the water. Older irrigation, often with brittle pipe and failed valves, adds to water waste. Because lots tend to be smaller than rural parcels, every change to grade or hard surface needs to be sized with the neighbors in mind.
